Under UAE Central Bank rules, expatriates buying their first home up to AED 5 million usually need at least 20% down (30% above AED 5 million). UAE nationals usually need 15% (25% above AED 5 million). Second homes, off-plan properties and non-resident buyers normally require a larger down payment.
Yes. Several UAE banks offer mortgages to non-residents, usually with a higher down payment and stricter documentation. An agent can tell you which lenders currently accept your profile.
The maximum mortgage term in the UAE is 25 years. Banks also set an age limit at the end of the loan, commonly around 65 for salaried and 70 for self-employed applicants.
Besides the down payment, typical costs include the Dubai Land Department fee (4% of the price), mortgage registration (0.25% of the loan), a valuation fee of about AED 2,500–3,500, a bank arrangement fee of up to 1% of the loan, and conveyancing fees. Use the calculator above for an estimate.
UAE banks cap your total monthly debt repayments at 50% of your monthly income (the debt burden ratio). Your salary, existing loans, credit cards and the property value all decide your final loan amount.
